    Friend is looking at a property and there are vertical cracks running from the window side downstairs flat to the window side on the flat above, they are purpose built around 2006, thanks

    If the cracks are purpose built then there's nothing to worry about

    Not enough detail to say without a picture.
    Is it bonded by the NHBC/similar?

    Normally vertical cracks mean subsidence and horizontal cracks wall ties. Neither should be an issue in a property built in 2006. Cracks running from the top side of windows is not that unusual and is normally the result of lintels not being long enough. It's not a huge problem though. I'm not a surveyor but to be honest building surveyors - ie those employed by Building Societies - are useless in my experience but a decent builder would be a better judge of a property's fault. There must be several builders on here but without an inspection I can't see how anyone can judge whether a crack is serious or not.
