any idea what is needed legally for a cash sale?

Your solicitor will be required to comply with the Money Laundering Regulations so he will need to know where the money has come from.

I would still use a solicitor to handle the transfer of the cash, they usually hold it for a few days until the paperwork is complete.

I've just bought a house for cash. The pressure is on the buyer rather than the seller. Loads of forms and declarations to various bodies which is line with prevention of money laundering more than anything else. Definitely use a solicitor though. Keeps it all above board and covers your ass in case anything goes wrong.
