There is little point in debating if you are going to put words into my mouth that is unrelated to what I have written.

Firstly, I have not said demand will always be the same. What I said was that whatever factors affect demand will be present if the sale happens or otherwise. For example, the population increase is not linked to RTB - it is independent of it and it would be foolish to suggest it is.

Whatever factors that drives demand you wish to come up with will be independent of RTB
