    Afternoon Gents,

    Looking to get a house extension - Anyone had one done? what are the first steps? can anyone recommend anyone who's acutally had one done?

      First you need to decide what you want doing and get some drawings done.
      This usually means employing an architect.
      My next door neighbour is having an extension done at the moment. If you want I can get contact details for the architect he used and for the builder.

        Had one done several years ago.
        As said above, have an idea of what you want and employ an architect or someone else to do drawings. Apply for planning permission. Get quotes from at least 3 builders, but bear in mind that your plans will be published on the council website so youll also get other builders cold calling looking to give a quote. I think the current estimate is to budget for about £2k per sq m for the job.

              The builder liases with the Building Regs people but where I live the Building Regs Department want to see a plan in the form of a Building notice.

                You might need to talk to Welsh Water about rain water run off, they don't like you putting more water in to existing drains and if you need to move gas and electric meters then National Grid and the gas people will get involved, but again, the builder should sort that.

                  Prob more than that now. Did a wrap around extension on a semi 14 years ago, cost about £60k, it would be double that now as building stuff and trades have gone through the roof….the builder is key, def don’t go with cheapest or one who isn’t that busy…..get a recommendation if possible or go see him on his current job and talk to the owners there.

                          I’ve got a kitchen / lounge extension starting next week, hopefully. We started the process last September! I’ve had an Architect, structural engineer and planning permission, total cost £2750. The drawings took a couple of months and then the planning permission took the same.

                          The biggest issue has been the builders. I had 4 estimates based on the original drawings, based on which I decided to go ahead. Then when I got the formal quotes (about a month later) the prices virtually doubled. Then they couldn’t start until next year, the excuses were many and varied. I went to another 3 builders and finally chose one, based on communication, timing & cost.

                          As a professional project manager, my job has been new business and factory start up. I’m used to having detailed costs & timing plans. That’s what I’ve struggled with the most. No timing/project plans, no cost breakdowns, no method statements, no contracts! I understand these are small companies but the majority of quotes have been “£60,000, it’ll take 10 weeks and I can start next year”
