        I should add that 100’s of independent business and PASC (The Professional Association of Self Caters) have been campaigning hard to get the 182 nights reviewed as it’s incredibly unfair and is damaging businesses throughout west and north wales. In the end Drakeford an co gave it a review ( you can imagine it being like the 20 mph review lol) and instead of reducing it to something achievable by most like 140 nights, they didn’t reduce it, just said if you gifted 14 nights for free to a charity that would be deducted off 182. Many already gave a week to charity, but being so clueless the WAG wouldn’t know. All this did is create more stress for FHL owners filling 2 weeks with no income…. BTW I fully agree that those with just a second home that they use for a few weeks a year should pay double CT as they can clearly afford too.
        One last beauty from the WAG was hidden in the fine print, if you didn’t achieve 182 when it started in April 23-March 24, then not only were you no longer deemed a business in their eyes and hit with a Ł7000 council tax bill, they also decided they could bill you for the previous financial year too even though the law hadnt even been started then, so Ł14,000. Like I said some farmers had 5/10 units that owed Ł14,000 per unit! Many are currently in court fighting it……

                Since i started flipping houses/being a landlord each of these introduced costs were 'just one more thing' ��

                Gas safety checks – every year (Ł70–Ł120).

                Electrical safety checks – every 5 years (Ł150–Ł300).

                Smoke & CO alarms – install + maintain (Ł30–Ł80). Every 2 years in HMO

                Deposit protection scheme – fees + admin.

                Right-to-rent checks – admin liability.

                More legal compliance – paperwork, inspections, longer notice periods, higher risk of fines. Contract by WAG is 40 pages, used to be 3.

                Financial incentives removed/reduced:

                Mortgage interest tax relief slashed (“Section 24”) – huge hit to net profit.

                Higher compliance costs across gas, electrics, fire safety, legionella & licensing.

                Energy-efficiency upgrade obligations that didn’t exist 20 years ago. Rumours to get an EPC “C” ( ie you can rent your house out) new laws will state you need to have a Heatpump installed not a gas boiler! That means new bigger pipes, new insulation and windows possibly. Higher bills for tenants and arguably not as warm a house. Also, changing mainly Victorian housing stock to accommodate heat pumps might not even be possible anyway. Doesn’t matter what the EPC on your house you live in is, but if you rent one needs to be a C, from 2030, but it keeps getting put back as Gov know it’s not do able. Wales is different, they won’t care if 1000’s of tenants are evicted as house not a C.

                Now likely additional tax to your prevailing rate if you have property income.

                There’s an old story about a dog whose owner shortened its leash one link at a time. The dog never noticed each tiny change — until one day it could barely move.

                All these extra costs just push rents up

                      With all the new overhead costs and mortgage rates there might not be any anyway….its not plausible for most people now to buy a house for 350,000 on a big mortgage and rent it out. Only people I know still doing it are agencies/banks/blackrock etc or wealthy doctors who can afford not to make much profit on 1 house but works out ok over 10 or 20 in a ltd company with less tax.
                      The government are going to have to come up with a new body to blame because of homelessness soon, because most clued up people know it’s nothing to do with private landlords anymore, lots are selling up which is another thing the government wanted,paying huge amounts of CGT on houses they bought for pennies 30 years ago…..the masterplan

                        The great result hopefully is that the Rachman's in the game sell on to councils and housing associations so that ordinary people who are not looking to profit might be able to have safe, secure and comfortable first homes
